How the price is calculated
Pressure washing is priced by the square foot of surface: a base price for the trip and setup, plus a rate per square foot. The calculator uses typical rates for a licensed, insured company:
- Driveway cleaning: $150 base plus about 15 cents a square foot. A two-car driveway of 600 square feet comes to about $240
- House wash: $250 base plus about 10 cents per square foot of home. A 2,000 square foot house comes to about $450
- Roof cleaning: $350 base plus about 30 cents a square foot, because roofs are soft washed with a slower, careful process
- Pool deck and patio: $150 base plus about 18 cents a square foot
Extras like rust stain removal, sealing or gutter brightening are added on top. Prices run higher in big metros and lower in rural counties. Read how much to charge for pressure washing for the full method.
Measuring the surface
Trace only what gets cleaned. For a driveway, outline the concrete from the street to the garage and add the front walk as a separate area. For a house, outline the roof line; the footprint is close to the floor area of a one-story home, so double it for two stories. Satellite images can be a year or two old, so adjust if something changed. Here is how to measure a driveway and a house from the satellite map.
For pressure washing companies
The same calculator goes on your website with your own base price, rates and extras, and your customers see your price at 9 p.m. instead of calling three companies. Leads arrive with the address and the measured square feet.
