Driveway Pressure Washing Cost: What Homeowners Pay and How to Price It

What it costs to pressure wash a driveway in 2026, by size and condition, what stains and sealing add, and how long the job really takes a pro.

Driveway Pressure Washing Cost: What Homeowners Pay and How to Price It

The driveway is the job people search for most and compare hardest. Homeowners want a number before they call, and owners need a price that holds up after the oil stains and the gum. Here is what driveway pressure washing costs and why.

Typical driveway pressure washing cost

At US rates for an insured company in 2026:

  • One-car driveway (250 to 400 sq ft): $150 to $200. Many land on the company minimum
  • Two-car driveway (450 to 650 sq ft): $200 to $280
  • Three-car or circular driveway (700 to 1,200 sq ft): $280 to $450
  • Long rural driveways: priced by the square foot, often 12 to 18 cents a foot for large areas

Adding the front walk, the sidewalk along the street and the entry usually adds $50 to $100.

What moves the price

Size. Square footage is the biggest factor. A company that charges $150 base plus 15 cents a foot will quote a 600 square foot driveway at about $240 and a 1,000 square foot one at about $300.

Stains. Normal dirt, mildew and tire marks come off with the surface cleaner and a post-treatment. These cost extra:

  • Rust from sprinklers or fertilizer: $100 to $200 for a rust remover treatment
  • Oil and transmission fluid: $50 to $150 per spot, and old stains may only lighten
  • Gum: often $1 to $2 a piece, or a flat fee
  • Battery acid and paint: quoted case by case

Surface. Plain concrete is the base price. Pavers take longer because the joints need care, and most homeowners want them re-sanded and sealed after. Stamped or colored concrete needs lower pressure near edges.

Access and water. A driveway behind a gate, on a steep slope or at a house with weak water pressure takes longer.

Sealing. Sealing concrete or pavers after cleaning adds $1 to $2 a square foot and needs a dry day. It is the biggest add-on most owners forget to offer.

How long it takes a pro

With a 4 GPM machine and a 20 inch surface cleaner, a 600 square foot driveway takes about 60 to 75 minutes from parking to leaving: 10 minutes to set up, 10 to pre-treat, 25 to 35 on the surface cleaner, 10 to edge and post-treat, and 10 to rinse and pack. That is why a $240 driveway is a good job and a $99 driveway special is not.

Why the cheap driveway special costs everyone

The $99 driveway flyer is a hook. Either the company upsells at the door, skips the post-treatment so the mildew returns in a month, or loses money and disappears. If you run a pressure washing business, compete on proof and speed instead: photos, reviews and a price the customer can see right now.

How to price driveways without driving out

Measure the driveway on a satellite map before you call back. Trace from the street to the garage, add the walk as a separate area, and check for trees that hide part of the concrete. Here is how to measure a driveway and a house from the satellite map.

The faster route is letting the homeowner do it. The free driveway pressure washing cost calculator shows how it works: the customer outlines the driveway, adds rust or oil treatment, and sees a price range. On your own site, the same calculator uses your rates, and the lead arrives with the square feet already measured.

What to tell the customer before you start

Set expectations at the door and you will never argue about the price after. Walk the driveway with the homeowner for two minutes and point at three things: the oil spots that may only lighten, the rust that needs the treatment they did or did not pick, and any cracked or flaking concrete that the surface cleaner will make more visible. Take your before photos while you talk. If the measured area turned out 15 percent bigger than the satellite outline, say so now and confirm the new number, not after the job.

How often driveways need it

In humid states like Florida, Georgia and the Gulf Coast, mildew and black algae come back in 6 to 12 months, so many homeowners book once or twice a year. In drier or colder climates, once a year in spring is typical. A text reminder to past customers 11 months after the job is the cheapest marketing you will ever do.

Frequently asked questions

How much does it cost to pressure wash a driveway?

A typical two-car driveway costs $200 to $280 in the US. Small driveways usually hit a minimum of $150; large or heavily stained ones run $300 and up.

Does pressure washing remove oil stains?

Fresh oil usually comes out with a degreaser and hot or treated water. Old stains that soaked in for years often only lighten, so a good company says so before starting.

Should I seal my driveway after pressure washing?

Sealing helps pavers and concrete resist stains and mildew for one to three years. It adds $1 to $2 a square foot and needs a dry day after cleaning.
